How Do I Determine My Home Value?

 

There is an old saying that your home is worth whatever someone is willing to pay for it!  However, selling your home is not so easy.  We will look at the recent homes in your subdivision or area that have actually CLOSED, the number of days they were on the market, the condition of those homes in relation to your own home, and finally determine your motivation for selling and how quickly you want to move.  All of those factors working together will determine the value of your home.  If you would like me to complete a free CMA (Current Market Analysis) for your home, just ask I will be happy to provide you with a current CMA at no cost, and with absolutely no obligation!

 

Getting the Highest Price for Your Home

 

Curb appeal is key and could make a difference whether people stop and call about your home, or drive right by. Here are a few tip to help you improve your 7 second impression. Many buyers will stay in your home longer if it's staged appropriately. I will be happy to work with you to stage you home in the best possible light.  If you would like to go the extra distance, I can have a professional home stager work with you in getting your home ready for the market and looking its absolute best!

 

What Expenses Will Should I Expect To Pay:

 

  • Title insurance is customary in some areas and negotiable in others.  The price will be depend on the sales price of the home.   
  • Real Estate commission  
  • Property taxes will be charged and are variable and depend on when you close and when your taxes are due.  If you pay into an escrow account each month for your taxes, you can expect to receive a refund from the lender for these monies after closing.
  • FHA fees and costs are all fees are now negotiable between an FHA buyer and seller.
  • Home Warranties are optional but can be great selling point, especially if you have an older home or are competing with new construction. 
  • Termite Certification must be completed within 30 days of closing.  If termite are found you would be required to treat the entire home and repair the termite damage.  Outbuildings and garages are also required to be certified unless they are excluded from the contract.
  • Repairs that are required as a result of the buyers home inspection will vary.  A maximum amount spent on repairs can be stated in the contract.  Cosmetic items are not required to be repaired.
